The vacancy rate declined to 17.7%, from 19.0% three months earlier, while the volume of immediately available office space fell by approximately 24,400 sq m to around 331,600 sq m. This was a meaningful quarterly improvement, although availability remained elevated and market performance continued to vary considerably by building. Modern, well-located and efficiently specified schemes generally performed more favourably, while older and more peripheral properties continued to face stronger competitive pressure.
