Wrocław’s modern office stock stood at approximately 1,353,800 sq m at the end of Q3 2026. No new office buildings were delivered during the quarter, following the completion of The Park Wrocław II and Swobodna SPOT in Q1. With no office space under construction at the end of September, the development pipeline remained effectively paused, reflecting developers’ cautious approach in a market where availability remained high.

The vacancy rate decreased to 21.3%, from 21.8% three months earlier, while the volume of vacant office space fell by approximately 6,500 sq m to around 288,000 sq m. Although the improvement was moderate, it marked a further reduction in availability after the slight decline recorded in Q2. Vacancy nevertheless remained among the highest across Poland’s regional office markets, maintaining competitive pressure on landlords, particularly in older buildings and locations where occupiers have a broad choice of comparable options.
