Investment market in Poland Q3 2022

The total volume of investment transactions recorded on the commercial real estate market in Poland amounted to EUR 1.44 billion in Q3 2022 and EUR 4.32 billion in the period between January and September 2022.

While the investment volume recorded in Q3 2022 was on a comparable level to last year, the value of capital invested from January to September 2022 was some 22% higher than in the corresponding period in 2021. This is a positive sign coming from the investment market, nevertheless general economic uncertainty and the continuing war in Ukraine  have resulted in some investors taking a conservative approach to new purchase transactions and postponing investment decisions.

When looking into a division by sectors, Q3 2022 was led by warehouse assets (59%). Taking into account total volumes from the beginning of the year, the largest market share was represented by the office segment (39%). The industrial and logistics sector was just behind (39%), while the retail segment accounted for 19%.
